Please read the following Terms and Conditions carefully to avoid possible misunderstandings. The General conditions are there for your legal safety, our liability and your security. We really appreciate your interest in our services. We will do our best to find your temporary home in Riga. Please pay attention to the following information.

SIA AAA VIA LATVIA arranges temporary business or holiday accommodation in
downtown Riga for international guests  and companies.
1.2 SIA AAA VIA LATVIA acts as agent to owners of apartments, who provide accommodation to travellers. Through the website, users can request bookings of accommodation and services featured on the site. When this occurs, SIA AAA VIA LATVIA will co-ordinate with owners and make all necessary arrangements for the requested bookings.


2.1 A binding contract between the person, who has signed the Booking Request Form and SIA AAA VIA LATVIA will be made only when we issue a Booking Confirmation with a reference number.

The person, who has made the Booking is responsible for payment of the price of the temporary rental and the compliance of himself and all the members of the party with these general rental conditions.

2.2 The person, who has made the booking undertakes, that all details provided for the purpose of booking are correct, that the credit card it is using is his/her own and there are sufficient funds to cover the cost of service.

2.3 If there are any changes to the details supplied in the booking request, it is clients responsibility to inform SIA AAA VIA LATVIA as soon as possible.

2.4 Bookings cannot be accepted from persons under 18 years of age.


3.1 The balance must be paid not later than the first day of the rental or the first day of the extra period.

3.2 Payment of the rent amount is 30% maximum 7 days after the booking date. Advanced payment method: credit card (+expenses) or bank transfer (+expenses).
3.3 Deposit is required by bank transfer or credit card guarantee. Authorization letter to us to charge the credit card should contain the following information: credit card number, validity date, holderfs name and sum to be charged. Authorization letter for security reasons should be sent to SIA AAA VIA LATVIA  fax Nr: +371 67 22 55 82


4.1 The price given are in EUR and the rent is per night according the length of the stay on nightly or monthly basis, unless otherwise stated.

4.2 All rates published by AAA VIA LATVIA can be changed without notice.
4.3 Properties are let fully furnished and equipped. The price for all properties includes linen and final cleaning services. The Internet web page states the additional facilities and services available at any individual apartment.


5.1 SIA AAA VIA LATVIA offers and books alternative offers when the requested apartment is not available. An alternative apartment is offered and booked at the same or higher quality as the apartment requested. Please advise us, if you don't wish to have any alternative offer.


6.1 In the event, that you are disappointed with the temporary accommodation, you
must contact us at once. We will try to solve the problem.
6.2 If you still feel, that the problem has not been resolved to your reasonable satisfaction, you should within 7 days of returning from Riga, put your comments in writing to us. If you vacate the property before the end of the rental period without our authorization, you shall lose any rights to compensation.

6.3 Claims must include full details and documentation. If the claimed service is paid by credit card, a copy of the credit card statement must be enclosed with the claim.


7.1 The number of people staying at the property must not exceed the number of sleeping places indicated in the booking confirmation (also including infants under two years).


8.1 AAA VIA LATVIA understands how wonderful it is to go on vacation with your pet. We yet realize, that in unfamiliar settings, dogs will be dogs and cats will be cats. Pets are allowed, but only with a prior written permission of apartment owner. You may be asked for additional cleaning service and security deposit.


9.1 Guests must keep the temporary accommodation and all furniture, fittings, facilities and equipment in the same state of repair and condition as at the commencement of the stay, and leave the accommodation in the same state of cleanliness and general order in which it was found.

9.2 Guests are financially responsible for all damage or loss, which occurs to the property or its contents during their occupation, and will be responsible for paying appropriate compensation to us as representative for the Property Owner in the event of damage and for any items removed from the location
9.3 Guests shall behave in a civil manner, refraining from loud noise and unruly behavior, which may disturb other tenants.  Should the Tenant or his/her party behave in an indecent or incorrect manner, the OWNER may ask the tenants to vacate the apartment.


10.1 Neither we (as representative for the Property Owner), nor the Property Owner shall be responsible for the personal injury or death of any person named on the Booking Form.

10.2 We shall not be liable for any loss or delay, due to any cause beyond our reasonable control, including flood, tempest, fire or accident, war or threat of war, civil disturbance, strikes or adverse weather conditions.

10.3 In the event of such discharge our liability shall be limited to the return of sums, paid to us in respect of the unused portion of the rent calculated on pro night basis, less administrative charge of 25 EUR.

10.4 SIA AAA VIA LATVIA is a booking agency and as such is not directly responsible for any problems at the location. We cannot be held responsible for breakdown of mechanical equipment of the accommodation, or common to the building-such as pumps, boilers, lift, electric doors, heater systems, TV antenna etc., nor for failure of public utilities such as water, gas and electricity, TV cable. However, if you notify us immediately, we will do everything possible to resolve any conflicts with Property Owner.

10.5 In case of problems beyond our control, such as plumbing problems or other events that make the apartment uninhabitable, we will make every effort to move clients to a similar location at no extra charge to them. Should the new location cost less, than the original booking, we will refund the difference.


11.1 The property will be clean at the beginning of the rental period and you must leave it clean at the end of the period. A regular maid service is included every seven nights unless other arrangement.

11.2 Linen is included in all our properties, but is advisable to take baby linen. Linen is changed once per week with maid service, unless other arrangement. If you require more frequent changes there will be extra charges. For a better service, it is advisable to complete our reservation form for additional services.


12.1 It is the policy of ourselves, and the Property Owners we represent, to allow only residential use and not to allow social, business and other functions (weddings, receptions, large cocktail parties) on the property without prior agreement and additional fee.


13.1 Any valuables are left at the property at your own risk. Neither us, nor the Property Owner, are responsible for their loss.

13.2 All properties are very downtown and there may be a risk of burglary. Entrance door must be always locked with key(s), when you are outside, as well as inside the accommodation.

13.3 Proper care should be taken against theft and burglary. Please, do not let into property any persons of unknown origin, or do not leave them unwatched. We accept no responsibility for any loss, damage or consequential losses due to theft or any other security related incident.


14.1 The apartment keys are to be collected at the transfer or daily from 8.00 - 20.00 at SIA AAA VIA LATVIA office in Old Riga ( Meistaru 10/12, office 227 or office 228).

14.2 In case of loss of apartment keys, guests will be charged extra for changing the property door lock/locks.


15.1 The property itself and its furniture is covered by insurance in case of fire, water leak and similar.

15.2 Client belongings are not covered by the property insurance.

We strongly recommend you to cover yourself, every member of your party, your luggage and your party's luggage, cash, jewels, valuables, etc. by a comprehensive travel insurance. Please contact your insurance agent before leaving home.


16.1 Check-in time is at 14.00. You must check-out by 11.00.
For another requested check-in/out time let us know in advance.
16.2 Guests are advised to till 8 p.m. on the rental start date. If your arrival is delayed you must inform AAA VIA LATVIA welcome team, so that suitable
arrangements can be made.


17.1 RigaHome.com website (including all contents and information made available) is based on an "AS IS" basis and makes no warranties in respect of satisfactory quality or fitness for a particular purpose. You must accept, that minor differences between the photograph/illustration/text used and the actual property may arise. Concerning element of comfort, decoration and furnishings, please refer to the written description of the page. Some details and equipment you can see on the pictures as flowers, candles, some pieces of dishes or crockery are not provided on our regular arrangement.

17.2 SIA AAA VIA LATVIA assumes no responsibility for the contents of any web site to which its web site has links.


18.1 Cancellation by client.
To avoid cancellation fees, we recommend you to book only when your travel dates are firm, and to ask your insurance agent to arrange a cancellation insurance with appropriate coverage. Cancellation by client will be considered from the date SIA AAA VIA LATVIA receives written cancellation from the client.
Under other conditions the following cancellation charges will apply:
  • Up to 30 days prior to arrival, we will refund 100% of the reservation fee except for bank charges.

  • From 29 to 10 days prior to arrival, we will refund 50% of the reservation fee, except for bank charges.

  • Less than 10 days prior to arrival, we will charge 100% of the reservation fee.

  • Less than 24h or without previous cancellation, we will charge the total amount of the stay.

In case of rental, longer than 1 month, and cancellation is less than 4 weeks before the day of arrival, then partial payment is requested plus the amount for the first month.
18.2 Cancellation by SIA AAA VIA LATVIA.
If the desired apartment due to some reason out SIA AAA VIA LATVIA control is cancelled by us and an acceptable alternative is not found, then SIA AAA VIA LATVIA will refund all money paid.

19. LAW

19.1 Under no circumstances shall the Owners's liability to the Tenant exceed the amount paid for the rental period, including the safety deposit.
19.2 This agreement shall be governed by and construed in accordance with the laws of Latvia and any dispute arising out of or in connection with this agreement shall be subject to the exclusive jurisdiction of the Latvian courts.
